Introduce yourself briefly ?
My name is Frédéric Baechler, I am Key Account Manager, responsible for property management and PPE for Naef Fribourg SA. I hold a Federal Certificate of Real Estate Management and have nearly 10 years of experience in real estate management, mainly in the regions of Fribourg and Lausanne.
What is the outlook for the Swiss housing market?
The recent pandemic has changed the criteria and interests of tenants. Today, we are looking for space, both indoors and outdoors. For example, to add a work space to a dwelling following the expansion of teleworking, but also to have a green space available (garden, terrace, etc.). In my opinion, rural areas with good public transport connections are at the top of the game.

What digital tools does your agency provide for tenants? And landlords?
We like to say that we are “one click ahead”. Indeed, we have developed many digital tools. E-Pro allows our owners to have a total and transparent vision of the state of their buildings, at any time. All documents are available online (rental statements, statements of account, leases, correspondence, etc.). This programme also makes it possible to compile statistical data (changes in rental status, charges, etc.). A similar tool is in place for co-owners – E-Copro. Tenants also have their own platform where they can find their statements of condition and documents. They can also use the naef@home app to report damage to their flat in real time. They can also add photos and define their availability for the technician’s visit to facilitate faster processing of the incident.
What are the main challenges for your profession in the digital age?
Automating or shortening repetitive tasks with state-of-the-art digital tools allows our teams to focus on higher value-added tasks. Digital also offers new possibilities for relocating flats with virtual tours for example. All of our digital processes offer speed for filing an application online and transparency/readability for the inventory of fixtures on a tablet.
What do you think of real estate crowdfunding and in particular the Foxstone model?
Although little known a few years ago, and viewed with a sceptical eye by some, the progress of this model is serious. Crowdfunding allows anyone to invest in real estate with smaller amounts of money than usual.
